    "Generally enjoyed our one night at this hotel because the room was beautiful. Sleep deprived from the street noises but I think one must expect this in this location. Hotel staff definitely not as freindly as in Canada. I would have liked to have known that the hotel street is above the Waverley train station street as we walked quite a distance with our bags before we discovered this. We then climbed multiple stairs up one close before we reached the hotel level which by the map I thought was right next door." (97918416)

    Beautiful big room with high ceilings, large window overlooking Royal Mile.

    Because of location it was quite noisy until about 0300 a.m. because of bars etc across the street.

    conveniently located

    for the price I have to pay, the hotel is too much worn out, the service is poor and inefficient.

    "apart from the mix up with our booking price we were perfectly happy with the hotel and its staff. would reccommend the hotel to anyone wishing to visit edinburgh - would just say take a copy of your confirmation email with you so you have proof of the price you booked for. the actual booking process on the internet site was fine, would use it again" (97395517)

    hotel was smack in centre of edinburgh so whatever you wanted was nearby. hotel itself was clean, staff were helpful, food was good

    wasnt at all happy with problems we encountered booking in - was good job i had taken a copy of the email confirming our booking and the price we had booked at because when we booked in at first they couldnt even find our booking and then they were trying to charge us alot more for our room and were saying breakfast was not included. was embarrasing having to prove what our booking details were. also when we went for breakfast the first morning we wernt even on their list and then on the third morning we were told we had to pay and then had to wait whilst it was sorted - all this with other guests staring at us - all extremely embarrassing

    Fabulous room, very comfortable.

    Noise from the street kept us awake most of the night! We appreciate it was a Friday night! Triple glazing may help!

    Location was excellent. Staff were extremely willing to assist and oblige in any way possible.

    Rooms little bit too warm at times and with window open noisy.

    "I asked for a room at the back of the hotel as I had read reviews that these were quieter. Although the view was fantastic, it overlooked what I can only assume was the kitchen roof, and also air conditioning units which emitted a humming noise all night. A couple of lights in the room did not work and a mirror in the bathroom was hanging off. If you use the room as a good base to explore the city rather than a luxurious get away, you won't be disappointed. The room was reasonably priced, given it's central location; on the doorstep of the Royal Mile and only a couple of minutes walk from Princes Street." (97472964)

    "I was very disappointed with the standard of this hotel. The location is excellent and the staff are generally helpful but the room was of a very poor standard. It was located beside noisy extraction fans. It had not been hoovered properly, the bathroom floor had not been cleaned - there was talcum powder on it.     Excellent for the train station, centrally located and comfortable

    It was unfortunate that the room had not been checked thoroughly. A member of staff had to come and collect some underwear of a previous guest.

    "The hotel was very clean, well presented and the staff exceptional. I would have liked to have known the location of my room prior to booking. Overall the hotel and the experience was fine, I maybe was looking for a bit more being a four star hotel.     The staff were very helpful and courteous. Facilities were adequate and well presented.

    The room was situated at the rear of the premises with a back alley view and noise from what appeared to be a generator in the evening. The room had good but basic facilities which you expect in a hotel with slightly lower rating.

    "We had a lovely visit to Edinburgh and the central location was wonderful. When we checked in and witched rooms, weren't told about the noise ramifications of the change. I'm not sure we would have changed rooms if I would have known we would be overlooking the street near a busy corner." (99457455)

    Clean room and ensuite,had everything we required.Near to shops,restaurants,pubs and local attractions.

    very nice hotel, perfect location

    Very unfriendly reception personnel. Difficult to get through to the reception as there is no one answering the phone. No one probably told them that a smile goes a long way! Seemed that we were very unwelcome in the hotel.

    Nice size room and clean when we arrived

    One the 2nd day we left our room @11am to visit the town for the day. We returned at approxmiately 5pm and the cleaning staff had not cleaned the room, replaced the towels or coffee service. This was very POOR service.

    Nice food in the restaurant.Gain access to hotel from exit at railway station, as well as on the bridge

    Super king size bed. Nice bath with good shower.

    Quite a small room for the cost. Noisy, but it was a rugby weekend so par for the course. Remote control for tele didn't work.

    Reasonably quiet at night.Staff pleasant and restaurant large enough to accomodate busy period.Price for telephone calls was reasonable from the room

Our impression (from the website)was that the Hotel was of a higher standard- we expected better from a 4 star Hotel and what you described as a deluxe room.     The hotel location was excellent. The staff were friendly and helpful. The room was large, but not as stylishly furnished as I would have expected. the room was clean and the Bathroom was good.

    I feel that you should consider very strongly double glazing your bedroom windows in the carlton as the traffic noise is terrible. The window frames clearly have seen better days and certainly in my room (533) were in a very poor state of repair

    "The central location is excellent, with the only downside of this being the amount of noise - our room overlooked North Bridge, and with no double glazing, was very noisy, especially on Friday and Saturday night. The facilities were good (minibar, safe, good quality bathroom fittings, room service etc), but the room could have been cleaned more thoroughly - by the time we left after a 6 night stay, dust was noticeable on surfaces, and the areas beneath the soap shelf and taps in the shower were visibly slimy!"     Was in an ideal location, close to Royal Mile, Princes Street and the departure point for the bus tours. The restuarant food was excellent and very good value for money. Our room was very big and surprisingly quiet.

    Comfy bed, great view over North Bridge and Princes Street, excellent location for the Fringe festival, friendly and unintrusive staff

    More power points are needed in rooms - only one available and it was far away from the desk area
