"Generally a good hotel, the breakfast was good and anything that you wanted was freshly cooked for you, the owners were very nice and made you feel very welcome ( including Chrimbo the dog)" (97792270)
Good clean accomadation and we were made to feel very welcome
The only disadvantage is the amount of steps to get into the hotel, not really disable friendly

it was far to samll you could hardley turn round in it..and getting out around the bed was difficult it was more like a box room than a double bedroom

"We enjoyed our stay in this Hotel. The staff were very friendly and helpful, the room was spacious and comfortable with wonderful panoramic views over the bay and mountains." (99171207)
The quiet location and the sea-view was very good.
Small TV with no teletext plus no evening meals. (UHT milk for in-room tea making facilities!).

"The hotel is in a good location but there are quite a number of steps up from the road to the reception area which might be difficult for some people. Also, as it is in a popular area and the hotel does not have parking facilities we had to leave our car some 10 minutes walk away from the hotel, in a public carpark, until the evening when most of the day visitors had left the area. However, the hotel itself was of a good standard and the owners were most welcoming and friendly. There were plenty of restaurants and pubs within easy walking distance." (99204697)
The views from our room were superb and the hotel was in an extremely good location, just across the road from the beach.
Lack of lift in hotel. Lack of parking facilities

Friendly staff, location and the fact it was clean
No evening meal, TV wasn't working properly and the price. I didn't think it was value for money, it was worth about half the price.

"On arrival at the hotel I was pleased with the overall standard of the property and the friendliness of the owner and her dog! The hotel was exceptionally clean and tidy which for me is the main thing. The hotel is near the pier and a very short walk from the centre of town. My only complaint would be the fact that there is only a half hour slot between 8.30 and 9.00 for breakfast." (3305168043)
The accomodation was clean, well appointed and quiet
The shower room was showing some signs of damp and the shower door didn't close properly

"Overall we had a lovely stay with a good nights sleep and a tasty breakfast. We would recommend this hotel to almost everyone. However, there are a lot of steps at the front of the hotel and no lift inside - so those who find it difficult climbing steps and stairs may not wish to consider this particular property. This did not affect us and we will definitely book again. Thanks for such a wonderful stay." (3304373615)
Lovely clean and bright accommodation. Staff are very attentive without being intrusive. Wonderful location, right by the pier. The bed was also very comfortable so we had a good nights sleep.

"The hotel was situated within a short walking distance (with buggy!) of everything we needed, beach, shops, pubs and pier. The proprietors were extremely friendly in a natural way rather than a patronising way which you can sometimes get. The gentleman even had a drink with us in the bar which we liked. The hotel seemed a little in need of modernisation with respect to the decor however we were informed that this is due to start and the end of this season. The hotel was very clean and our room was tidied during the day." (2695748)
Close to all attractions
We didn't have a bath in our room or the use of a high chair for our baby son.

"Very steep stairs. Room on the second floor proved to be quite an exhausting experience for elderley person. Parking was difficult. An A4 list of rules and regulations was rather unecessary and intimidating. I was after all paying for the accomodation! Breakfast only served between 8.30 -9.00. I thought it was overpriced as very basic." (2669848)
sea view room at front of hotel was pleasant and airy. No smoking was bliss!
Longer breakfast serving time.

"This hotel was exactly what we required. The owner and his wife were both pleasant and very helpful, Making our stay a very comfortable one. They even gave us their off street parking space for the two nights, very helpful as my wife and I are both elderly. Perhaps some hints about where to park during the season would be helpful (not in our case, see above). However, as this small hotel is on a hillside, the views and airyness quite outweigh the hotel's rather vertical layout. If we return to LLandudno we would wish to stay there again. Highly reccomended in its class." (2544082)
The situation of the hotel, the view over the bay from our well-equipped room.

"We really enjoyed our stay although we found the stairs irksome they were not really a problem, they woud however be extremely diffcult for anyone older or less able, which considering the outlook & general closeness to the town is a great pity. After our 1st night, on meeting other guests at breakfast no-one seemed to use the integral bar which i fully appreciate it would be difficult to justify opening & stocking to a suitable level. This day & age to find an electric shower as poor as we had in our room was a disappointment (considerably better than our other experiences in Llandudno though!) All in all we thouroughly enjoyed our break & would certainly return." (97727562)
Seaview, room condition/ceanliness general hospitaity
